Spring Creek sells 50% at White Spruce Lodge as Creekstone Mountain Lodge nears completion
Canmore AB Spring Creek, Canmore’s premier neighbourhood, announced today it has sold 50 per cent of the homes in its brand new White Spruce Lodge. Recently launched during the September long weekend, White Spruce Lodge had 24 buyers in the first 3 days and has proven popular with buyers.
Homes in the new lodge are still available and Spring Creek anticipates breaking ground and starting construction in October 2017. The majority of home buyers were Albertans with many local buyers and a large percent were buying for investment purposes. Spring Creek residents were given first opportunity to purchase at White Spruce Lodge and they represented 20 per cent of the sales and a testimonial to home owner satisfaction.
According to information from the Town of Canmore, rental vacancy rates for Canmore (long and short term) have been sitting at zero per cent for years. Canmore’s location nestled in the Canadian Rockies coupled with its close proximity to Calgary and Banff National Park make it a major tourist location.
White Spruce Lodge will be the second new building at Spring Creek, as Creekstone Mountain Lodge which will see occupancies in late February 2018. Both Lodges are located in the heart of Canmore and features southwest exposure and unobstructed views of Mount Lawrence Grassi, Ha Ling Peak and the rugged Rundle Range. Amenities include an outdoor hot tub and owner’s fitness facility. In addition, Creekstone Mountain Lodge features an owner’s recreation room on the top floor with views of the surrounding mountain landscape.
Of late tourism in the Canadian Rockies has continued to soar. According to Parks Canada visitation to Canada’s seven mountain parks (Banff, Jasper, Yoho, Kootenay, Waterton Lakes, Mount Revelstoke, Glacier) have increased by five per cent from 2016 to 2017 with close to nine million visitors.
“Canmore is a thriving community with no shortage of visitors year round,” says Frank Kernick, president of Spring Creek. “White Spruce Lodge provides the perfect investment opportunity for our homeowners to capitalize on this market and earn some revenue.”
White Spruce Lodge consists of one bedroom, one bedroom and den, two bedroom, two bedroom and den and three bedroom units starting at $389,000. Construction is expected to begin this fall with a projected completion date of 2019.
The $31 million lodge will offer a one-of-a-kind vacation rental program due to special zoning unique to Spring Creek. Homeowners have the option to live permanently year-round, use as a second home, live in periodically and rental program the rest of the time or use it solely as a source of income. Of the 1200 homes approved in Spring Creek’s long-term master plan, only 300 will have this tourist home zoning and only 56 were built in 2008.
Home Owners may place their suite in the care of Spring Creek Vacations whose onsite team manages front-desk arrivals, underground parking, housekeeping, maintenance and overall guest experience.
Offering the finest in mountain contemporary design, White Spruce Lodge, melds modern styling and building technology with a more traditional emphasis on timber, glass and stone. Residents will enjoy underground heated parking, storage and bicycle parking, a private courtyard with an outdoor hot tub and exercise room.
