Developer offers BC living without BC cost as Spring Creek Cellars opens
Canmore, Alberta – As Alberta residents grapple with the impact of a new BC-imposed “Non-Resident Speculation Tax,” one developer is offering Albertans and all Canadians the chance to enjoy the benefits of BC living while staying in tax-free Alberta.
Spring Creek, in the heart of Canmore, offers all of the same majestic mountain living opportunities and amenities as “Beautiful British Columbia,” while avoiding the new tax proposed by the BC Government on homeowners from outside the province.
“We’ll provide the BC Wine, you save the seven-hour drive to Kelowna,” says Spring Creek Developer Frank Kernick.
BC’s new Non-resident Speculation Tax will end up costing secondary homeowners thousands in additional annual taxes. For example, a home valued at $600,000 will have a hefty new tax of $6,000 per year. Moreover, if the home being purchased isn’t a new build, BC also levies a land transfer tax at the time of purchase – in the case of a $600,000 home, that tax would cost an additional $10,000.
“Anyone, Albertan, British Columbian or Canadian who buys a condo in our White Spruce Lodge in Spring or Summer of 2018 will receive a free case of BC wine from us and an enormous saving on their tax bill by buying in Alberta,” says Kernick.
With higher mill rates (increasing from $5 per $1,000 to $20 per $1,000 in 2019), it only makes sense that out-of-province buyers have begun to gravitate back to affordable, welcoming Alberta. Alberta residents are also free from paying BC’s 7% sales tax on their daily purchases making owning a second home in Alberta even more attractive.
Developed by Spring Creek Real Estate, White Spruce Lodge is a luxurious condominium-style mountain lodge that is situated on over 70 acres of stunning terrain. Canmore’s new and highly sought-after development is an hour west of Calgary and meets all required zoning regulations for permanent, vacation and rental income properties without penalty.

As a ‘welcome back home’ to those being pushed out of the BC market because of the new tax, Frank Kernick, Developer, will be gifting these new White Spruce Lodge buyers some of BC’s award-winning wines from an exciting new wine boutique in the neighbourhood, Spring Creek Cellars.
“I am looking forward to opening in mid-May and I’ll be carrying a selection of premium BC wines for anyone who takes Frank up on his offer,” says Kevin Hartwig, owner of Spring Creek Cellars. “I will be carrying wines from all over the world because I believe customers deserve the opportunity to expand their palates with quality affordable products.”
Spring Creek Cellars is located at the base of Creekstone Mountain Lodge, 703 Spring Creek Drive, and will feature handpicked wine selections, weekend wine tastings, and offers corporate and private tastings. Owner, Kevin Hartwig has 15 years in the wine business and is a certified Level 3 graduate of the Wine and Spirits Education Trust. The new store will feature local craft beer as well as imported and domestic beers and a wide variety of spirits.
