Developer offers BC living without BC cost as Spring Creek Cellars opens

Canmore, Alberta – As Alberta residents grapple with the impact of a new BC-imposed “Non-Resident Speculation Tax,” one developer is offering Albertans and all Canadians the chance to enjoy the benefits of BC living while staying in tax-free Alberta.

BC’s new Non-resident Speculation Tax will end up costing secondary homeowners thousands in additional annual taxes. For example, a home valued at $600,000 will have a hefty new tax of $6,000 per year. Moreover, if the home being purchased isn’t a new build, BC also levies a land transfer tax at the time of purchase – in the case of a $600,000 home, that tax would cost an additional $10,000.

“Anyone, Albertan, British Columbian or Canadian who buys a condo in our White Spruce Lodge in Spring or Summer of 2018 will receive a free case of BC wine from us and an enormous saving on their tax bill by buying in Alberta,” says Kernick.

With higher mill rates (increasing from $5 per $1,000 to $20 per $1,000 in 2019), it only makes sense that out-of-province buyers have begun to gravitate back to affordable, welcoming Alberta. Alberta residents are also free from paying BC’s 7% sales tax on their daily purchases making owning a second home in Alberta even more attractive.
