32% increases in sales as condos sell quick in Canada’s sixth-fastest growing region
Kelowna B.C. – Kelowna’s only new concrete highrise available for sale, 1151 Sunset Drive, has sold over 70 per cent of its 109 condominiums in less than four months. 1151 Sunset is also the only new high rise in downtown that will complete by next summer.
According to the Okanagan Mainland Real Estate Board (OMREB), unit sales for the Central Okanagan totaled 520 for February, a 32 per cent increase compared January this year. Units are also selling faster as the time frame on the market averaged 87 days in February compared to 96 days in January.
New information from Statistics Canada shows that Kelowna’s population has increased 8.4 per cent from 2011 to 2016 and currently sits at 198,000 residents. Kelowna is now the sixth fastest growing region in Canada as it continues to outpace the national average of five per cent and this growth is one factor fueling the increase in sales.
“Kelowna is in demand,” says Leonard Kerkhoff, vice-president of Kerkhoff Construction, “It’s a beautiful city with so much to offer. It’s great to be a part of Kelowna’s growth by providing homes and contributing to the increasing popularity of downtown living.”
Construction began on 1151 Sunset Drive back in October and has made steady progress since. The tower is rising steadily and currently up to 8 floors. All twenty-one floors should be complete by mid-July.
The downtown neighbourhood is progressing alongside it. Construction is nearing completion on both the Interior Health Authority building and the Okanagan Centre for Innovation. These buildings will create more than 1,200 permanent jobs in the downtown core. 1151 Sunset Drive’s proximity to these businesses makes it a great location for those who wish to ride or walk to work.
1151 Sunset Drive homeowners will enjoy views of uncommonly beautiful lagoons, beaches and boardwalks. The downtown location is close to award-winning restaurants and trendy spots including Kelowna’s craft liquor scene. Within walking distance Sandhill Wines, BNA Brewing Co. and Okanagan Spirits Craft Distillery can be found.
The remaining homes range in price from $389,900 to $449,900 for a one-bed and den, $539,900 to $754,900 for a two-bed and den, $799,900 to $849,900 for a townhome and $1,569,900 to $1,649,900 for a sub penthouse.
The building will feature a concrete and glass tower with contemporary colour accents, reflective pond in front, with a cascading waterfall, modern glass and concrete façade, and extensive amenities such as a multi-purpose room with adjacent outdoor space and BBQ area, plunge pool; fitness room and a business centre.
At 1151 Sunset Drives presentation centre interested parties can walk through two show suites that highlight some key features including 9’ ceilings, plank engineered hardwood flooring throughout the main living areas, quartz and marble countertops and designer-style polished chrome faucets and shower heads among other features.
Those who buy before May 1 will have the option of receiving a trip for two to Las Vegas or one year of free strata fees as part of 1151 Sunset Drive’s Spring Sell-off event. Potential home owners looking to own downtown should call 250.980.7637 or visit http://1151sunset.com/register/ to register.
