Show Suite Grand Opening as Marda Loop’s most innovative condominium opens to the public
Calgary, AB – Mantra in Marda Loop, a new condominium project that has already started construction, opens its Show Suite this Saturday, May 4. It is the newest show home in Calgary’s top neighbourhood. For the Grand Opening, Mantra has a created the Marda Loop Starter Kit to enable home buyers to maximize the advantages of the urban lifestyle.
To start there is one thousand dollars in Visa Gift Cards as the area has more than 130 boutique shops, cafes, pubs and restaurants within close proximity to Mantra. No furniture? No worries as the Starter Kit includes $2500 in IKEA Gift Cards.
No car? Again, no worries as Mantra has a dedicated electric Smart Car for residents. No Netflix? The Starter Kit includes one-year free Internet and Cable, free roller blinds, free gym membership and even free pet houses (limited number). The incentives are valued more than $5000. For grand opening week, there is up to an additional $10,000 off a new home.
“Today’s condo buyer has embraced a new urban lifestyle that values convenience and walkability,” says Calvin Buss, president, Buss Marketing, who are directing sales for Mantra. “Whether it’s saving money by using Car2G and Uber or renting out suites on AirBnB when on holiday, this new buyer looks very differently at commuting, transportation, the amenities they want and what a home is used for. Mantra has been designed for this new buyer and we are seeing higher sales as a result.”
Part of the change is because more people are living alone. A StatsCan report released in March of 2019, shows the number of people living alone has more than doubled over the last 35 years to one in six. Single-person households are now the most common household type in Canada. That means it’s less and less common to have a two-income household to split a mortgage.
Mantra is a four-storey, 33-unit condominium building in Calgary’s Marda Loop neighbourhood, being developed by Castera Properties and Groupe Denux. It has started construction and is scheduled to be completed in December 2019.
Located at the corner of 21st Street SW and 35th Avenue SW, Mantra will be at the centre of the historic Marda Loop district but located on a side street, offering residents a quiet refuge in the trendy neighbourhood.
Marda Loop has always been a hub of activity, but in the last decade it has seen new residential and mixed-use developments pop up that fit in with the city’s goal of higher densification. Mantra will add to that higher density, offering homes ranging from one-bedrooms at 482 square feet to a three-bedroom penthouse at 1,392 square feet.
Buss Marketing has introduced a No Money Down option to tackle affordability, “First time buyers have few options for making the down payment on a condominium purchase, and mortgage rate increases are a challenge for new buyers.” says Calvin Buss. “We have several new finance packages to make things more affordable.”
Nearby as well are schools that cater to children of all ages, a public library and Mount Royal University. Those looking for more athletic activities have a variety of options to choose from such as tennis courts, swimming pools, yoga studios, ice-skating rinks and golf courses in the area.
Castera Properties & Groupe Denux, a second-generation family real estate company is developing Mantra. It has more than 40 years of experience developing and managing multi-family properties in Canada and France. It considers Mantra a “state of mind” that residents will experience and be proud to call home.
“Marda Loop is vibrant and as such, people will always want to rent and own homes in the area,” says Nicolas Denux, president of Castera Properties & Groupe Denux. “Marda Loop has the amenities while Mantra is Nirvanva nearby.”
Michael Shocrylas from sho-arc.ca is the architect for the project. The unique feature of the top floor hang over the penthouse balconies and allows a maximum of light in, offering protection from snow and rain and acting as a unifying element for the building envelope. Condominium interiors feature high-end finishings, providing a feeling of luxury and comfort. But the efficiency of the design means the units are affordable for new families, single urbanites and those downsizing.
Marda Loop is a business revitalization zone centered on 33rd and 34th Avenues SW between Crowchild Trail and 19th Street SW. Its name comes from the Marda Theatre, a popular gathering point for locals, along with the Marda streetcar loop – the turnaround point for the Marda streetcar, dating back more than 100 years.
