Marda Loop development offers quiet refuge of modern aesthetic within urban hub

CALGARY, AB – Castera Properties & Groupe Denux officially launched Mantra condominiums today, offering 33 units in a four-storey building set to complete in December 2019.

Located at the corner of 21st Street SW and 35th Avenue SW, Mantra will be at the centre of the historic Marda Loop district but located on a side street, offering residents a quiet refuge in the trendy neighbourhood.

Marda Loop has always been a hub of activity, but in the last decade has seen new residential and mixed-use developments pop up that fit in with the city’s goal of higher densification. Mantra will add to that higher density, offering units ranging from one-bedrooms at 482 square feet to a three-bedroom penthouse at 1,392 square feet.

Mantra residents will enjoy an 89 Walk Score® as they take advantage of local retail and food establishments, outdoor markets and festivals. Numerous schools that cater to children of all ages, a public library and Mount Royal University are nearby as well. Those looking for more athletic activities have a variety of options to choose from such as tennis courts, swimming pools, yoga studios, ice-skating rinks and golf courses in the area.

The Marda Loop Business Improvement Association serves more than 130 businesses, and residents are represented by the Marda Loop Communities Association. The MLCA has recreational and educational programs for individuals and families and serves as a voice for residents, speaking to City Hall on local issues, such as community development, transportation, parks and green space.

Mantra’s building developer is Castera Properties & Groupe Denux, a second-generation family real estate company with more than 40 years of experience developing and managing multi-family properties in Canada and France. The British Columbia-based company has been active in Calgary for the past eight years. It considers Mantra a “state of mind” that residents will experience and be proud to call home.

“The area really spoke to us because of its vibrancy,” says Nicolas Denux, president of Castera Properties & Groupe Denux. “We wanted to do something that is contemporary but fits in the community. The imitation cedar grain finish contrasts with the white stucco and are quite different from the others buildings’ brick exteriors, but the wood grain also makes it very warm and accessible.”

The architect for the project is Michael Shocrylas from sho-arc.ca, who points out the unique feature of the top floor overhang over the penthouse balconies. It allows a maximum of light in, offers protection from snow and rain and acts as a unifying element for the building envelope.

Condominium interiors feature high-end finishings, providing a feeling of luxury and comfort. But the efficiency of the design means the units are affordable for new families, single urbanites and those downsizing.

For the environmentally minded, Mantra is gifting an electric Smart Car to its residents for their private use at any time. This is a major convenience and will allowing some residents to forego a parking spot or ownership of a car altogether.
