First community under Sylvan Lake’s new Area Structure Plan
July 8, 2014 – SYLVAN LAKE, A.B. The Slopes of Sylvan Lake has officially launched the first phase of its $40 million master-planned community on Sylvan Lake’s north eastern bank area, adjacent to the Summer Village of Birchcliff. Developed by Belterra Land Company, it is the first development under the 2010 Sylvan Lake Area Structure Plan (ASP). The first stage of construction on the 49-acre property is underway, with the installation of water and sanitary lines complete.“We’re excited to launch an active, vibrant and sustainable lakeshore community,” said Chris Artibello, president of Belterra Land Company. “Our combination of quasi-rural living with urban infrastructure makes us unique as a lakeshore development and we’re in such a great location, on the largest recreational lake in the province.”
Details released today include the first look at the new home designs, birds-eye view of the lake and broader region, a sneak peak of the amenities available and a new online registration program. The first phase includes 16 villa home sites and 9 estate home sites, and reservations are available now. At full build out, once all 49 homes are completed and sold, the Slopes, represents a $40 million development.

“We’re proud to be the first development under the new ASP,” said Artibello. “We’re the first to tie in to the new lift station for the regional wastewater line, which all existing and new developments will be required to do eventually. We’re also the first to take the density of an urban development and apply it to a rural setting, with our .15 acre lots.”
The Slopes of Sylvan Lake does not require septic tanks and pumps to service its lots. As required by the new ASP, the regional lift station services all 49 lots with a wastewater line built in 2011. The Slopes of Sylvan Lake will have exclusive use of its on-site million-dollar state-of-the-art water treatment facility. The development will incorporate a pressurized water and on-site storage system for fire protection.
Belterra Land Company has unveiled the cluster-style development project that features home sites ranging in size from .15 acres to .75 acres and will account for half the space on the 49-acre site. Buyers have the choice of building semi-detached villas, single-family homes and custom-built estate homes. Villa home sites will be set amidst the community’s large aspens and scenic walking trails and estate home sites on the north end of the site will have unobstructed views of Sylvan Lake. Phase One home sites start at $300,000 for hillside and estate home sites and $700,000 for 2500 sq. ft. Villa homes.
The architectural guidelines of the Slopes of Sylvan Lake balance historical influence with contemporary style. While complementing the landscape, it will create an overall impression of a casual yet elegant estate lifestyle.
Amenities open to the public as well as residents are a year-round recreation area, including a four-season multi-purpose sport court with visitor’s parking, washrooms, picnic tables, barbecues and children’s playground.
The Slopes of Sylvan Lake is located three minutes walking distance from the lake and an RV and boat storage facility, less than a seven-minute drive from the Sylvan Lake Pier/Beach and less than five minutes to grocery stores, shops and restaurants. Lacombe County boat launch at Sunbreaker Cove is approximately 18 minutes away.
