Spring Creek Vacations and White Spruce Lodge let owners live permanently or rent short or long term.

CANMORE, AB. Recreational property is hot in Western Canada with one-quarter of Canadians considering buying in the near future*. However, restrictions across the rental landscape and high-cost of primary residences, are leading to the question, “Is your recreational property producing for you?” 33% of Canadians* want to answer “yes” to that question by buying units they can enter in a rental pool for short-term rentals, or rent out by themselves, but options are limited.

In Canmore, however, one development is opening up new options with access to permanent, long-term or short-term rentals – Spring Creek’s White Spruce Lodge. Canmore’s newest and most sought-after development, the lodge is a 49-unit multi-family residence that broke ground in November 2017 and is expected to be complete in fall 2019. The lodge has luxury two- and three-bedroom condominium suites remaining and is already 75% sold.

What makes White Spruce Lodge stand out is that it has been zoned residential but with Town of Canmore approved tourist home use. That means owners have full control on how long they stay or how the unit is used. They can rent it out for a few days, while they get away for a weekend, or even permanently and live elsewhere. Within Spring Creek Real Estate, up to 300 units can have this special designation, which sets its properties apart from the competition. Owners of Spring Creek homes have the choice to join its rental program, Spring Creek Vacations, or do their own management though sites like VRBO.

Designed to capitalize on its proximity to the local mountains, the lodge offers stunning views perfect for a mountain getaway. It combines a modern style and building technology with a more traditional emphasis on timber, glass and stone. It’s close to numerous amenities, including a local neighbourhood event space, a network of pathways and bridges for relaxing walks, retail shops and art galleries.

Spring Creek is situated on 70 acres off Main Street and takes its name from two spring-fed creeks nearby. It’s comprised of mountain lodge condominiums, an active living +65 residence, villas, estate home sites and vacation suites. The development is on former farm land that has been owned by the Kernick family for three generations.

“Spring Creek offers home owners a great location in beautiful mountain town with an incredible lifestyle and world-class recreation,” says Frank Kernick, CEO and president of Spring Creek. “Spring Creek Vacations and White Spruce Lodge will allow owners to recoup their investment more easily with legal, short-term rentals. Those pushed out of the high-cost B.C. market, or prevented from renting on Airbnb due to city restrictions are finding better options in Canmore.”

For owners who don’t want the headache of managing their rental property, Spring Creek Vacations has an experienced onsite team to manage front-desk arrivals, underground parking, housekeeping and maintenance and ensure the entire guest experience is exceptional. Anyone purchasing at White Spruce Lodge can opt to have their unit managed by Spring Creek. Its 50% annual occupancy rate is higher than other resort destinations.

Spring Creek is in its 11th year of development. Currently under construction are the Malcolm Hotel, White Spruce Lodge and Creekstone Mountain Lodge. The Malcolm will be Canmore’s first traditional hotel in 20 years and is expected to be open for business in fall 2018. Creekstone Mountain Lodge is a 56-unit multi-family residence nearing its completion date of early 2018. It has been designed to appeal to both recreational property homebuyers and those seeking new permanent residences.

Canmore Mayor John Borrowman has referred to Spring Creek as a contribution “to a strong and vibrant community heart of Canmore.”

The growth in this neighbourhood will draw more interest – and more visitors – to Canmore. Many of these visitors will require short-term accommodations, and owners in Spring Creek will be able to take advantage of this trend, especially if they can capitalize on the overflow from local hotels.
